Paolo Abate (born October 2, 1980) is currently the CEO of HAVEN Developments, a Toronto and GTA based residential and commercial development company. He also acts as CEO of UNION Capital Management, a Toronto based private lender and mortgage brokerage. He co-founded Courage Canada, a national charity and not-for-profit. He is a Board Member of the DUKE Heights Business Improvement Association and Campaign Cabinet Member of Humber River Hospital Foundation.

Biography[edit]

Paolo obtained both his Canadian Professional Mortgage Agent (CPMA) and Accredited Mortgage Professional (AMP) designations from the Canadian Associations of Accredited Mortgage Professionals and the Independent Mortgage Brokers Associations of Ontario, respectively. Recently, Paolo was elected to sit on the Board of the new DUKE Heights Business Improvement Association (BIA), the largest in Canada. He is also a frequent speaker, panelist and case competition judge at the Schulich School of Business, a Member of the Schulich Real Property Association and a member of NAIOP Commercial Real Estate Development Association.

Early life[edit]

Paolo Abate was born on October 2, 1980 to Vincenzo Abate (Father), a Project Manager at Greenpark Homes, one of Canada’s largest homebuilders, and Josie Abate (Mother), founder of interior design firm Ambience Design Group. His siblings are Sara Abate, and Anthony Abate. He completed his elementary schooling at Immaculate Conception Catholic Elementary School, and thereafter attended Father Bressani Catholic High School. During his schooling he was a high academic achiever, recipient of many academic awards, sports athlete, honour student, graduating class Valedictorian, and active in student government, including as President of the Student Council. He attended the Schulich School of Business, York University, on scholarship. He was exposed to the real estate development business at a young age, having been strongly influenced by his father and mother’s careers; he developed a passion for real estate development, interior and architectural design. He started his first business venture at the age of 14, and then began investing in the Canadian stock and real estate markets, purchasing his first shares and property in his late teens.

In 2003 he graduated from the Schulich School of Business, York University, where he received an Honours Bachelor of Business Administration degree with a finance specialization. During his days at the Schulich School of Business, he also received a scholarship for academic excellence, was a member of the York University Circle of Scholars and active in student organizations.

As part of his early employment, he completed training and courses in the financial services industry. In 1997, he completed the Canadian Securities Course from the Canadian Securities Institute. In 2004, he obtained a Registered Health Underwriting (RHU) designation from the Canadian Association of Insurance and Financial Advisors. In 2005, he completed the Professional Financial Planning course (PFP) from the Canadian Securities Institute. The following year he completed the Canadian Investment Funds Course from the Investment Funds Institute of Canada and Life License Qualification Program (LLQP) from the Financial Services Commission of Ontario. In 2010, he earned the Canadian Professional Mortgage Agent (CPMA) designation from Independent Mortgage Brokers Association. In 2011, he received the Accredited Mortgage Professional Certification from the Canadian Association of Accredited Mortgage Professionals.

Career[edit]

Earlier in his career, he was employed by the Canadian Imperial Bank of Commerce (CIBC) and TD Canada Trust (TD), at branch level positions. He then moved on to work for The Great-West Life Assurance Company from 2004 to 2006. In the same year, he founded UNION Capital Management; a Toronto based private mortgage lender and mortgage brokerage. As CEO, his expertise is in structuring financing transactions and identifying capital sources to fund them. Following its success, he began acquiring, financing, and developing residential and commercial properties in the GTA.

The experience and industry exposure that Paolo Abate received at an early age, coupled with heading UNION Capital Management, led to the establishment of HAVEN Developments, which Paolo Abate co-founded in 2014 with Anthony Abate, Nick Tsimidis and Jordan Teperman. In 2016, HAVEN, for its SIX25BV residential mid-rise project in the Bayview Village neighbourhood, was nominated for several Greater Toronto Homebuilders Awards. HAVEN Developments is a TARION Registrant (Ontario New Home Warranties Plan) and a member of BILD, the Building Industry Land Development Association.

Today Paolo Abate, alongside the HAVEN team, is developing many projects like University Heights Professional Centre, SIX25BV Bayview Village Residential Mid-Rise, East Mall Town Homes, Clarkson Town Homes, Mount Dennis Town Homes, Aurora Mills Town Centre, Oakville Residential Mid-Rise, Barrie Residential Mid-Rise, and other Toronto mixed-use Mid-Rise and High Rise Projects.
