Windermere is a 363-hectare masterplanned residential community in the suburb of Mambourin, in the state of Victoria, Australia. Windermere is located within the City of Wyndham local government area, 38 kilometres west of the Central Business District of Victoria’s capital city, Melbourne.

Windermere plans to deliver housing for an estimated 12,500 residents in over 4,500 house lots, including a mix of standard, conventional, terrace and medium density sites. The community will incorporate over 30 hectares of green recreational spaces, approximately 5,000sqm of commercial office space and 6,000sqm of retail, including convenience shopping and food and beverage offerings. Meanwhile, two public primary schools, one public secondary school and an additional private school are also proposed.

Windermere is being developed by Country Garden Australia, and will be sold and delivered over numerous stages within five precincts over the next eight to ten years. Sales of the first stage began in June 2018 and civil construction commenced in late 2018.
