33M2 (Korean: 삼삼엠투, /sam sam ɛm tʰu / SAM-SAM-em-TWO, literally “33 square meters” in Korean) is a short-term rental service developed by the South Korean startup SpaceV, available on both mobile and web platforms. While residential lease terms in South Korea commonly extend from one to two years, short-term rental arrangements - ranging from daily stays to several months - also exist. 33m2 enables users to rent properties—such as officetels, studio apartments, two bedroom units, and apartments—on a weekly basis for as long as needed. The security deposit is fixed at ₩330,000 (US $240), reducing upfront costs, and funds are handled through an escrow mechanism.[1]
According to a survey of 200,000 33m2 customers, 38% reported using the platform primarily for business trips or other work-related short stays, 24% between relocating or during home remodeling periods, 23% for travel or leisure, and 15% for study or other reasons.
33m2 supports short-term leasing not only across major cities—including Seoul, Incheon, Daejeon, Gwangju, Daegu, Busan, Ulsan, and Sejong—but also in provincial regions throughout Gyeongsangnam-do, Gyeongsangbuk-do, Jeollanam-do, Jeollabuk-do, Chungcheongnam-do, Chungcheongbuk-do, Gangwon-do, Gyeonggi-do, and Jeju-do, providing short-term rentals nationwide.
Users and usage of 33M2
The service’s users are divided into tenants (guests) and landlords (hosts).
Tenants (guests) are individuals who lease, for as long as needed, properties listed by landlords (hosts) on 33m2, while landlords (hosts) are those who list properties on the platform and earn real estate rental income when leases are signed.
Tenants (guests)
Tenants are individuals who lease properties listed by hosts on the platform on a weekly basis. According to media reports, business-purpose usage accounts for about 38% of bookings, with additional use for travel/leisure and academic stays.[2]
After installing the app, tenants are able to select the region and dates to browse listings. A map view and filters help narrow results, with filters including: number of available listings, price, building type, room size, floor, options, and discount status. Upon selecting a property, tapping the “request” button sends a leasing request directly to the host.[3]

Landlords (hosts)
Hosts list properties on 33m2 to generate real estate rental income. Hosts can often achieve higher rental yields compared with the conventional wolse system and lease agreements are finalized in an average of three days, leading to less downtime between tenants. The app supports end-to-end management— from lease agreement, move-in, move-out, and payment settlement—and includes a host insurance service that enables safer rentals.[4]
By clicking the “More” button in the app, users can switch freely between Host and Guest mode. In Host mode, units can be listed easily by selecting the register option and following the provided instructions.
Landlords (Hosts) of 33m2 receive one-on-one consulting with advice on optimizing listings and rental operations. Hosts have shared testimonials such as : “I was running a wolse system when I came across 33m2 and started short-term leasing.
