Camino á Lago is a 2.11 square mile (1,350 acre) Specific Area Planned development/master-planned community in Peoria, Arizona. Once the development reaches full build-out it will include approximately 3,771 single-family dwelling units, 280 multi-family dwelling units and more than 500,000 square feet of commercial, two city parks, two elementary schools, one high school and one city library. The development was once a large parcel of land under the control of the Arizona State Land Department and was provided to the state in Trust. The community has a Specific Area Plan in place that was approved by the City of Peoria and Arizona State Land Department (ASLD) in the 1997 [2] as well as four Planned Area Developments which were all approved between 2000-2021.

Residential developments[edit]

The residential portions of the development are maintained by four separate homeowners’ associations and one sub-association: The Meadows at Camino á Lago (The Meadows Community Master Association), Casa Del Rey at Camino á Lago (Casa Del Rey Community Association and Casa Del Rey Cottages Community Association),[3] Camino á Lago (south) (Camino a Lago South Homeowners Association), and Desert Star (Desert Star Homeowners Association).[4]

Desert Star was the first development within Camino á Lago and was platted in 2001 by Centex Homes. This development contains 178 homes and has since reached build-out.[5] While a part of Camino á Lago, Desert Star does not bear the Desert Star at Camino á Lago name on its development monumentation.

Casa Del Rey at Camino á Lago started construction in 2004 with the first homes being built by Engle Homes in 2005.[6] The community reached build-out in 2017 through Garrett-Walker Homes. Casa Del Rey contains 497 homes, more than 13 acres of parks and open-space, 6 parks (Carlota, Via Montoya, Robin, Via Del Sol, Desert Garden, Cottages) and 1 desert open-space with trails. The community contains a master homeowners association for all of the community and an additional sub association called Cottages for 30% of the community. All 497 homes are single-family homes with 346 homes being located on a lot with direct access to the public street. 151 homes are clustered in groups of 6-or-less around a private central cobblestone driveway with additional sidewalk connections to the public street; this section of the community is called Casa Del Rey Cottages or "The Cottages" and the homes are also single-family (often called court homes, cluster homes or patio homes). The center of Casa Del Rey Cottages includes the Cottages Community Center a 2,352 sq. foot Pool and Spa with 1,440 s square feet of outdoor shade buildings and a 1,000 sq. ft. indoor/outdoor pool house building). Camino á Lago (south) began construction in 2007 and is being built by DR Horton. The entire south site was purchased by DR Horton but subsequently left in various stages of development due to the Great Recession and housing crisis. To date, 378 of the 1,296 homes are completed. Another 471 lots are in development on the west end of the community and an additional 447 lots are still under control of the State of Arizona.[8] The remaining state controlled lots will need to be auctioned off for further development to occur.[9]

The Meadows at Camino á Lago is the largest community within which will contain approximately 1,800 homes. The initial phase of construction began in 2013[10] with Meritage Homes and has since introduced a total of seven builders. At the center of the community is The Meadows Community Center which includes an open-air, flex space center with a 1,600-square-foot outdoor meeting room, a 2,900-square-foot heated pool and spa, a gas fire pit and fireplace, a barbecue, ramada, bocce ball courts, pickle ball court, misters and heaters, outdoor showers.[11]

Retail and multi-family[edit]

At the center of the development is the Camino á Lago Marketplace. The retail center is anchored by Wal Mart and has space for up to 500,000 square feet of retail.[12] The south end of the Marketplace will include a 280-unit apartment complex which is proposed with a rezone to create a village center within the development.[13]

Schools, parks and library[edit]

The city of Peoria operates a Sunrise Mountain Library Branch in the southern portion of the development. The city also operates the Camino á Lago Park, which is adjacent to Sunrise Mountain Library and Liberty Park in The Meadows section of the community.[14] The Peoria Unified School District ("PUSD"), operates Sunset Heights Elementary School, adjacent to Camino á Lago Park, and Liberty High School which is located between The Meadows and Camino á Lago south.[15] A second elementary school site is owned by the district and is located in the center of The Meadows adjacent to Liberty Park.[16]
