Projects

The Metropolitan

In 2024, Concord Wilshire and Diversified Partners announced a partnership to redevelop Metrocenter Mall into The Metropolitan[11], an $850 million, 64-acre mixed-use project at the intersection of Interstate 17 and Peoria Avenue. The project is planned as a walkable urban village with access to light rail, housing, retail, dining and entertainment. Demolition of the former mall by Concord Wilshire Capital was completed in September 2025 with construction scheduled to begin in April 2026 for three of the five planned residential communities. Construction on the remaining two residential communities and retail components, which are being developed by Diversified Partners, will begin in April 2027.  

202 Dobbins

Diversified Partners is developing a 14‑acre mixed‑use commercial project at the northeast corner of Loop 202 and Dobbins Road[12] in the Laveen area of Phoenix, Arizona, anchored by The Rush Funplex, a 75,000‑square‑foot indoor family entertainment center. The facility, designed by RKAA Architects, is expected to begin construction in late 2025 or early 2026 with a grand opening targeted for December 2026 and will offer attractions such as go‑karts, bowling, laser tag, mini‑golf, bumper cars, an arcade, private party rooms and a café. This will be The Rush Funplex’s second location in Arizona, complementing another Diversified Partners development in Goodyear.

Mercy Center

Diversified Partners announced its Mercy Center project[13] in 2023, an 11‑acre mixed‑use development in Gilbert, Arizona, approximately 22 miles southeast of Phoenix. Completed in 2025, the project includes a mix of retail and office tenants such as Galleria Nails, Prizm Dental, Honoré Skin Clinic, Beem Light Sauna, Brickhouse Dental and Willow Midwife, with Kolache Café and The Cabinet Design Studio under construction. A two‑story Starbucks Coffee, billed as Arizona’s largest with a 23‑car drive‑thru, is also operational. The center is designed to serve the growing medical and residential community around Mercy Gilbert Medical Center and the forthcoming Phoenix Children’s Hospital–East Valley.

East Gate Plaza

The company began developing East Gate Plaza[14] in 2025. The Plaza is a $60 million retail and mixed‑use destination in Mesa, Arizona, located at the northeast corner of Elliot and Ellsworth roads within the Eastmark master‑planned community. The approximately 17‑acre project is designed with distinctive architectural elements and is positioned to serve the rapidly growing East Valley market. Confirmed tenants of the 17-acre project include several restaurants, nail and hair salons, a dental office, veterinary practice, a med spa and family medicine practice. Construction is underway with delivery anticipated in the first quarter of 2026.

Cotton & Cactus

Diversified Partners is developing a 16‑acre mixed‑use retail project at the northeast corner of Cotton Road and Cactus Lane[15] in Surprise, Arizona, within the Prasada Master Plan Community. The development is planned to include approximately 120,000 square feet of commercial space, with tenants spanning retail, dining and service sectors. Confirmed tenants include Bojangles, Freddy’s Frozen Custard and Steakburgers, Bahama Bucks, Terrible’s convenience store and gas station and a veterinary clinic, with additional spaces intended for a boutique boxing club and a breakfast restaurant.
