The largest shopping center in Northeast Florida is under development beside I 95 at the Durbin Crossing exit. Walmart and Home Depot and many restaurants and shops are opened since Nov 2018 and many more are coming with the development of 6,000 acres owned, and co-developed, by local billionaire Herb Peyton, owner of Gate Petroleum. Of course there is a Gate Gas Station and high end Convenience store already open too. Durbin Crossing has major new home construction communities by different builders in place and more being added. It lies almost midway between the Atlantic Ocean (beaches), to the east; and the St John's River, to the west; and just to the West of I 95. On the other side (east of I 95) not far is the humongous Nocatee master-plan community and South Ponte Vedra. This is an affluent area with the highest rated public schools in Florida, and ranked in top 10 school systems in USA (Huntington Post).
