Emmanuel House
The Neighbor Project is a not-for-profit organization, based in Aurora, Illinois, that helps local residents achieve and maintain home ownership. It was formed by the merger of Emmanuel House, with its "Networked Savings" program,[1] with Joseph Corporation and its credit counseling, foreclosure prevention, and safety and maintenance assistance.[2][3]
The Networked Savings program allows families to live in a house owned by Emmanuel House and pay their usual fair rent fee, yet after 18 months the family is given back a year’s worth of rent as savings – in some cases, enough to allow them to put a down payment on their first home.[4]
Home ownership has long been known as a “pathway out of poverty”, and families that own homes are as much as twelve times more wealthy than rent-paying families after a decade.[5]

Joseph Corporation was formed in the early 1990s by the Sisters of Mercy.[6]
Emmanuel House was started in 2002 by Rick and Desiree Guzman, for the purpose of helping people save down payments on houses.[6]
The Neighbor Project was formed by the merger Joseph Corporation and Emmanuel House in 2018.[6]
