Forbury Property Valuation Solutions Limited provides valuation software to the global commercial real estate industry. Their technology is used for acquisitions modelling, external valuation instructions and asset management and their tools allow customers to determine the value of commercial real estate assets.[1] The company is headquartered in Christchurch, New Zealand with employees and operations in Europe and Asia Pacific.

In 2003, Forbury worked closely with valuers in the business to develop a valuation model based on their needs.

In 2006, founder Steve Surridge continued to refine and develop the model. Demand inspired the base model to be aggregated and a licensing structure was born.

In 2013, the Forbury team began to form to support the growing client base.

In 2016, for the sake of scalability, security, and maintenance, Forbury took the model to the cloud and transformed into a SaaS solution.

Their core Forbury Commercial tool was developed further to provide specialised tools for Retail (Forbury Retail), Development (Forbury Develop)[2] and Portfolio reporting (Forbury Portfolio) and they began to expand to the Asia Pacific and Europe.

Software and Services[edit]

Forbury developed a suite of tools for Commercial Real Estate investment modelling.[3]

Forbury Commercial was initially developed for commercial real estate valuers. With Excel as its interface, the core function of Forbury Commercial provides an integrated assessment of value using Capitalisation of Net Income, Discounted Cashflow (DCF) and Direct Comparison methods of valuation.

Forbury Retail was developed to value Shopping Centres. Forbury Retail draws on detailed information on each space within a shopping centre and allows you to feed in a variety of critical elements to ensure expected cashflows are correct.

Forbury Develop helps developers calculate on-completion valuations using a range of criteria including market capitalisation, discounted cashflows and direct comparisons to streamline the valuation process.[4]

Forbury Portfolio allows you to aggregate multiple Real Estate valuation data to create valuation outputs, cash flows and analytics on portfolios of properties.

With coverage over the CRE life cycle, the products are used by Owners, REIT’s, Agencies and Valuers.
