27712 East Pacific Coast Highway is a house in Malibu, California designed by the modernist architect Tadao Ando and completed in 2014. It was sold in 2023 for the then highest price for a California residence.

Description[edit]

The house is located on the Pacific Coast Highway in the Paradise Cove area of Malibu.[2] It is a 40,000-square-foot (3,700 m2) modernist concrete structure in an L shape, with six bedrooms.[3][4] The modernist architecture, with walls of glass, has been described as minimalist and "echoey".[5] The site covers almost 6 acres (2.4 ha);[6] the grounds include a large swimming pool and cabana, and lawns extending to the cliff edge overlooking the Pacific Ocean.[3]

Tadao Ando also designed a series of furniture pieces for the interior.[3]

Soap opera heir William Bell, Jr. and his wife Maria Bell bought the property in 2003 for $14.5 million and commissioned Ando to build a new house on the site.[3][6] Construction of the house, which Ando designed with WHY Architects, was completed in 2014;[1] it was prolonged to more than a decade by the oceanfront location, soft soil, and California's extensive building codes.[3][7] 7,645 cubic yards of concrete were used in the construction of the house,[4] of an unusually high quality specified by Ando. The rebar used was specially treated to resist corrosion.[3] The installation of the concrete in the driveway, garage, and parking areas in 2015 won an award for precision from the American Concrete Institute.[8]

The Bells, who were long-time admirers of Ando's work,[3] displayed their art collection at the house, including a metal sculpture by Urs Fischer, Big Clay Number 7, which was dismantled by order of the City of Malibu for violating height restrictions.[9]

In May 2023, the married couple of Beyoncé and Jay-Z purchased the house through a trust for $200 million, establishing a new record for the most expensive residence sold in California.[4][5][7][10] The previous record was $177 million for the adjacent house, bought in 2021 by businessman Marc Andreessen.[4][6] The asking price for 27712 Pacific Coast Highway was reportedly $295 million.[2] It was the most expensive single-family home sold in the United States in 2023.[11]
