Al Khairan First (Arabic:الخيران الأولى), or Al Kheeran First, also known as Dubai Creek Harbour (DCH), is a community of the Emirate of Dubai, in the United Arab Emirates. Administratively it is part of the Sector 4 and is located in the north-central area of Dubai.
Story
In 2006 the real estate company Sama Developments started a development project of the Al Khairan First community called The Lagoons. The project was very ambitious and was to cover an area of 650 hectares at a cost of 18 billion dollars. It envisaged seven islands, called Al Dana, Al Sedaifa, Al Jiwin, Al Naama, Al Lulu, Al Hassabi and the island that was to house the Opera House, connected by bridges and would include residential units, shopping malls, buildings for offices and marinas. The central island was intended for a business district and featured a cluster of four super tall tentacle-shaped skyscrapers called the Dubai Towers.[1]
Excavation of the lagoons began in 2007 and some basic infrastructure was built, but problems arose in 2008 when four members of Sama's team were arrested and jailed on corruption charges. This and the global financial crisis that hit Dubai in 2008–2009 led to the suspension of the project in 2009. Subsequently, the plan to build the lagoons was abandoned and with it the construction of the Dubai Towers while the Opera House was redesigned and moved to Downtown Dubai.[1]
In 2013 Emaar Properties took over from Sama and presented a completely revised project, called Dubai Creek Harbour, centered on two skyscrapers, called Dubai Twin Towers, and a six-tower residential complex called Dubai Creek Residences. In February 2016, Emaar issued a tender for a single tower to replace the original design of two skyscrapers at the center of the Dubai Creek Harbor development. In April 2017 Spanish architect Santiago Calatrava won the competition with a design for a "spire" that would be taller than the Burj Khalifa. It was to be known as "The Tower", and its height was initially kept a secret. The tower was later renamed Dubai Creek Tower.[1]
The development time of the entire project has never been published, however considering that this neighborhood is about four times the size of Downtown Dubai, an overall duration of about 20 years can be assumed.[1]
Territory
The territory of the community occupies an area of 7.3 km2[2] which extends along the south-eastern bank of the Dubai Creek.
Al Khairan First is bordered on the west by Dubai Creek, on the north by the community of Al Kheeran, on the east by Nadd Al Hamar Road (D 62) and on the south by Ras Al Khor Road (E44).[3]
According to the plan presented by Emaar, the community was divided into nine areas designed around the Dubai Creek Tower:[4][5]
- The Island District, also called Creek Island;
- The Canal District, also known as Creek Beach;
- The Business District, also known as the North Gateway;
- North Park
- Central Park
- Park South
- The Retail District, also known as Dubai Square;
- The Sanctuary District;
- The Urban Core.
The development of the district will necessarily be carried out in several phases, therefore the aforementioned districts have been conceived as distinct communities, autonomous but still connected to each other, each of which can be built as a single phase of the development. The first developments launched are The Island District, Creek Beach and Dubai Square.[1]
Of all the districts in Dubai Creek Harbour, The Island District is in the most advanced stage of completion. Among the most significant landmarks of the area are:[4]
- Dubai Creek Harbor Residences. It is a complex of 6 residential towers overlooking the Creek Marina harbor. It consists of two blocks of three towers each: Dubai Creek Residences North, and Dubai Creek Residences South, located on either side of the Vida Creek Harbor Hotel. The towers of each block are 126, 109 and 92 meters high and have respectively 37, 32 and 27 floors. The complex has 700 1, 2 and 3 bedroom apartments ranging from 75 to 200 square meters in size. The complex has covered parking and a series of services such as: gym, swimming pool, sauna, children's play area and barbecue area. The complex was built by Emaar Properties between 2016 and 2019.[6]
- Creek Horizon. It is a residential complex, located between the Creek Harbor Residences and the Central Park of Creek Island, which includes two buildings: Creek Horizon Tower 1 and Creek Horizon Tower 2. Tower 1 is 133 meters high with 39 floors and tower 2 is 123 meters and 36 floors. It has 500 apartments. Facilities include a children's play area, a games room, a gym, a lounge, a multipurpose room and a swimming pool. The towers rest on a three-story high podium which houses shops, cafes and restaurants. They were built by Emaar Properties between 2016 and 2020.[7]
- Harbor Views. It is a residential complex formed by two towers of 207 meters high and 51 floors: Harbor Views Tower 1 and Harbor Views Tower 2. The complex contains a total of 750 one, two and three bedroom apartments. Facilities include a children's play area, a multipurpose room, a gym and a swimming pool. They were built by Emaar Properties between 2016 and 2020.[8]
- Address Grand. It is a residential complex consisting of two buildings: Address Grand Creek Harbor Tower 1 and Address Grand Creek Harbor Tower 2. Tower 1 is 225 meters high and 66 floors while Tower 2 is 206 meters high and 55 floors. The towers are connected by an observation deck designed by architect Santiago Calatrava. It is located on the northwest shore of Creek Island. Tower 1 is for residential use, while Tower 2 houses the 5-star Address Grand Creek Harbour. The hotel has 223 rooms equipped with luxury amenities. Hotel guests can count on a remarkable range of services including: outdoor and indoor swimming pools, infinity pool, pool bar, soundproofed rooms, sauna, fitness area, spa, Turkish bath, wellness centre, garden, kids club, children's pool, on-site golf course, secure parking, shuttle service, airport transfers, babysitting service, free Wi-Fi, car rental service. Food and beverage facilities include the Cigar Lounge restaurant and The Patisserie café. The complex was built between 2018 and 2022.[9]
- Vida Creek Harbor Hotel. It is a 4-star hotel style hotel which is located just across the street from Creek Marina. Vida Creek Harbor has 13 floors and has 286 rooms and suites, three restaurants, an infinity pool, a gym, an observation deck, co-working space. It has a free bus service and bike rental. The hotel was originally called Vida Harbor Point. It was built by September 2019.[10]
The area is not currently served by the Dubai Metro. The nearest stop is Creek on the Green Line which however is on the other side of Dubai Creek. There is a Roads and Transport Authority Marine Transport Service (CR9) linking Dubai Creek Harbor Marine Station with Dubai Festival City Marine Station. As the neighborhood is still in a development phase, there are currently (2022) no surface lines crossing the neighborhood. The only existing lines are those that pass on Nadd Al Hamar Road, on the eastern side of the neighborhood, but they are still very distant from other areas of the community.[11]
