Construction Management (CM) refers to design-bid-build project delivery method with Construction Manager as a specialist in advanced planning, value engineering, construction procurement enabling, and organizing construction process, allowing for phased, fast-track project delivery, where multiple design packages are tendered prior to final design completion, thus allowing for reduction in the time needed to complete construction project.[1]
Construction Managers may act as Owner's advisors only (CM as Advisor[2][1], CM as Agent), in which case the Owner is directly contracting with trade contractors, or Construction Manager may undertake the responsibility of hiring trade contractors, or subcontractors, while Owner maintains direct contractual relationship only with Construction Manager, then known as CM at Risk[3][4][1], or CM as Advisor and Constructor.
