Howard Hanna Real Estate Services is an American privately held real estate brokerage headquartered in Pittsburgh, Pennsylvania. Founded in 1957 by Howard W. Hanna Jr. and his wife Anne Freyvogel Hanna, the company is the largest family-owned and -operated real estate brokerage in the United States.[2] RISMedia describes it as the largest privately owned real estate brokerage in the country.[1]

Operating under the parent company Hanna Holdings, Inc., the firm operates more than 500 offices and, following a July 2026 partnership with Portside Real Estate Group in northern New England, has coverage spanning 18 U.S. states; it employs approximately 15,000 agents and staff.[3][4][5] The company is vertically integrated, offering residential brokerage, mortgage origination through Howard Hanna Home Mortgage, and title insurance through Barristers Title.[4]

Howard Hanna is ranked among the largest residential real estate brokerages in the United States by transaction volume, according to RealTrends annual rankings.[6] Following its 2020 acquisition of Rand Realty, company chairman Howard "Hoddy" Hanna III said the firm was the largest home seller in New York, Pennsylvania, North Carolina, and South Carolina.[7] In 2025, Leading Real Estate Companies of the World (LeadingRE) recognized the company as the Most Innovative Brokerage for its Buy & Borrow Bundle program.[8][9]

History

Founding (1957)

Howard W. Hanna Jr. founded the company in 1957 in the Oakland/Shadyside area of Pittsburgh, Pennsylvania, after serving as an American liaison officer with the British Army in India during World War II.[10][11] Hanna earned a B.S. and an M.B.A. from the [[University of Pittsburgh]]. He and his wife Anne Freyvogel Hanna founded the company with a modest dividend check and opened their first office at the corner of Bayard and North Craig Streets, two blocks from the family home.[11] In August 2007, marking the company's 50th anniversary, Pittsburgh City Council dedicated that corner as Howard Hanna Way and proclaimed August 7, 2007 "Howard Hanna Day" in the city.[12]

The company's second office opened in Fox Chapel, Pennsylvania in 1973. The founders' three children — Howard W. "Hoddy" Hanna III, Helen Hanna Casey, and Annie Hanna Cestra — each joined the business during the late 1960s and 1970s and later assumed leadership roles in the second generation.[11]

Growth and expansion (1980s–2010s)

The company was an early adopter of television marketing for home listings. Its weekly program, the Howard Hanna Sunday Showcase of Homes, debuted in 1986,[11] and the Pittsburgh Tribune-Review described the company as a pioneer in marketing its listings on television, a concept later copied by competitors.[13]

Howard Hanna also introduced a 100% Money Back Guarantee program, under which the company commits to repurchase a guaranteed listed home at 100% of its purchase price if the buyer is not satisfied — a program the company describes as unique in residential real estate brokerage.[14] The company launched its website in 1995, which it describes as making it the first brokerage to list all of its properties online.[11]

Over the following two decades the company expanded from its Western Pennsylvania base into neighboring states. It entered Ohio in 1996 with the acquisition of Del Realty in the Youngstown area, and opened its first West Virginia office in Morgantown the same year.[11] It expanded into New York in 2003 and, that year, acquired Smythe Cramer Co. in Cleveland, becoming one of the largest residential brokerages in the country.[11] Further acquisitions followed, including Realty One in northern Ohio in 2008, Edward Surovell Realtors in Ann Arbor, Michigan, in 2012, and William E. Wood & Associates in coastal Virginia and North Carolina in 2013.[11][15] RealTrends ranked the company the third-largest real estate company in the United States by transactions in 2017.[13]

  • 2026 (July): Partnership with Portside Real Estate Group, a Maine-based independent brokerage led by founder Dava Davin, extending the company's coverage into Maine, New Hampshire, and Massachusetts and bringing its footprint to 18 states. Under the affiliate-style arrangement, Portside retained its brand and local leadership while gaining access to Howard Hanna's technology, referral network, and consumer programs.[5]

Third-generation leadership

Howard W. Hanna Jr. died on September 25, 2021, at the age of 101.[2] The company is now led by the third generation of the Hanna family. Howard W. "Hoby" Hanna IV became chief executive officer of Howard Hanna Real Estate Services in May 2023, having previously served as its president.[39][40][41][10] Annie Hanna Engel, Kelly Hanna Riley, Duffy Hanna, and Dennis Cestra Jr. hold leadership roles across the enterprise.

Operations

Geographic footprint

As of mid-2026, Howard Hanna's coverage spans 18 U.S. states and the District of Columbia. The company's own state directory lists 15 states and the District of Columbia: Connecticut, Delaware, Georgia, Indiana, Kentucky, Maryland, Michigan, New Jersey, New York, North Carolina, Ohio, Pennsylvania, South Carolina, Virginia, and West Virginia.[42] In July 2026, a partnership with Portside Real Estate Group extended the company's reach into three New England states — Maine, New Hampshire, and Massachusetts — bringing the total to 18.[5] The company entered the Manhattan market in October 2025 through the acquisition of Elegran Real Estate[36] and expanded into the Philadelphia metropolitan area in January 2026 through a partnership with the Art Herling Team.[4] The company holds leading residential market share in the Pittsburgh metropolitan area, Cleveland metropolitan area, Rochester, New York, Youngstown, Ohio, and Erie, Pennsylvania, among other mid-Atlantic and Midwest markets.[43]

People

Founders

Howard W. Hanna Jr. (February 10, 1920 – September 25, 2021) founded the company in 1957. A University of Pittsburgh M.B.A. graduate and World War II veteran, he grew the business from a single Pittsburgh office into the nation's largest family-owned real estate company. He was known for hand-writing personal notes to agents and staff, and was known within the company as "Bop Bop."[2]

Anne Freyvogel Hanna co-founded the company alongside her husband. She is credited with establishing the company's philanthropic culture and founded the Medallion Ball in Pittsburgh in 1964, honoring young women for volunteer service to the community.[11]

Current leadership

Howard W. "Hoby" Hanna IV became president and chief executive officer of Howard Hanna Real Estate Services in May 2023, overseeing operations across the company's brokerage, mortgage, title, insurance, and technology divisions.[39][40][50] He has been recognized on Crain's Cleveland Business "40 Under 40" and "150 Most Influential People" lists and has served as a director of the [[National Association of Realtors]].[10] RISMedia named him a 2026 Real Estate Newsmaker.[50]

In May 2025, Hanna sent a letter to the National Association of Realtors and more than 70 multiple listing services stating that Hanna Holdings no longer considers the association's Clear Cooperation Policy binding, describing the policy as "bad policy" that the company never agreed to and voted against when it was adopted in 2020.[46][51][52] RISMedia described the decision as "a remarkable escalation" of the dispute over Clear Cooperation.[51] In an interview with Inman, Hanna said the move was "not about private or exclusive listings" but about trade associations "mandating policies upon the industry."[46]

Helen Hanna Casey joined the company in 1975 and served for many years as chief executive officer of Howard Hanna Real Estate Services; following the third-generation leadership transition, she serves as chief executive officer of the parent company, Hanna Holdings, Inc.[53][54] She was the first woman elected president of the West Penn Multi-List and the first woman to chair the National Association of Realtors Real Estate Services Advisory Group, and has served on the association's executive committee.[54] She has been named the most powerful woman in real estate by the Swanepoel Power 200 report for five consecutive years and is listed among Inman News' 100 Most Influential People in Real Estate. She has received two honorary doctorates and the national Dress for Success Woman of the Year award in 2022.[49][55]

Howard W. "Hoddy" Hanna III serves as chairman of Hanna Holdings, Inc. The eldest of the three Hanna children, he began selling real estate two weeks after his high school graduation.[56]

Annie Hanna Cestra serves as executive vice president and chief operating officer of Hanna Holdings.[56]
