NETSTREIT Corporation is a public real estate investment trust company based in Dallas, Texas.[2][3][4] NETSTREIT focuses on tenants which provide necessity goods and services in the single-tenant, net lease retail sector.[5] Some of its major tenants include CVS, Walgreens, Hobby Lobby, 7-Eleven, etc. It is listed in NYSE under the symbol NTST.
History
NETSTREIT was founded in 2019.[6] Mark Manheimer was appointed President and CEO in December 2019.[7] Prior to joining NETSTREIT, Manheimer served as Chief Investment Officer at EB Arrow and was a member of the investment committee at Spirit Realty Capital.[8] Todd Minnis, founder and CEO of EB Arrow was appointed NETSTREIT's Chairman of the Board.[9][10]
In January 2020, Andrew Blocher was appointed Chief Financial Officer of NETSTREIT.[11] NETSTREIT completed its IPO in August 2020.[7][12][13][14] During the COVID-19 pandemic, NETSTREIT adjusted its business strategy to target essential retail tenants that still required physical locations and are located in free-standing buildings.[8][15]
In February 2021, NETSTREIT acquired the former Shopko building in Fond du Lac, Wisconsin.[16] NETSTREIT developed the property into a retail space for two tenants: Big Lots and Hobby Lobby.[17][18]
The NETSTREIT stock price has risen about 31% in the year-over-year from its launch time.[19][20][21][22]
NETSTREIT has over 70 tenants, some of which are 7-Eleven, Home Depot,[1] Walmart, CVS, Ollie’s Bargain Outlet, Walgreens, and Best Buy. [23][24] NETSTREIT currently has properties in 42 states.[16] The majority of the portfolio is comprised of properties leased to tenants operating in discount stores, grocers, drug stores and pharmacies, home improvement, automotive service, with 87.4% of annualized base rent (ABR) stemming from necessity, discount, and/or service-oriented industries.[25]
