Yopa Property Limited, trading as Yopa, is a British online estate agency headquartered in the United Kingdom.[1] The company operates a hybrid model that combines digital tools with local estate agents and offers fixed-fee property selling services.
History
Yopa was reportedly conceived after co-founder Daniel Attia had a dispiriting experience selling his own home through traditional estate agency methods.[2] Initially, Attia envisioned a peer-to-peer platform for property sales, but this idea evolved into an online property agency. The founders, including Attia, David Jacobs, and brothers Andrew and Alistair Barclay,[3][4] launched Yopa in 2015.[5]
In July 2016, Yopa raised £16 million in funding, with Savills, through its investment arm Grosvenor Hill Ventures, acquiring a minority stake.[6] A Series B funding round in May 2017[4] led by Daily Mail and General Trust Plc (DMGT) brought the total raised to £31 million. By January 2019, reports indicated the company had secured around £75 million in total.[7]
Business model
Yopa operates a hybrid estate agency model that combines an online platform with services from local estate agents. The company offers fixed-fee or "no sale, no fee" options, as alternatives to traditional percentage-based commissions. The service includes property valuations, photography, floor plans, and listings on major UK property portals such as Rightmove and Zoopla.
The company offers different service tiers, often including a basic package with essential services and premium packages that may include additional features like hosted viewings, premium listings on property portals, and virtual tours. Payment options typically include paying upfront, paying upon sale (No Sale, No Fee), or deferring payment for a set period.[8]
Regarding its comparison to traditional high street agents, Yopa positions itself as offering a similar level of service from dedicated local agents but with the potential for lower fees due to the reduced overheads associated with not maintaining a large network of physical branches.[9] The company asserts that its model provides a comprehensive service designed to be as effective as traditional methods, often at a more competitive price point.
The company's online platform, YopaHub, allows users to manage viewings, track sale progress, and communicate with agents. Yopa states that it has agents operating across many regions of the United Kingdom.[10]
Reception
As of June 2025, Yopa held an overall rating of 4.3 out of 5 stars on Trustpilot from over 22,900 reviews, and was categorised as “Excellent”.[11] The company claims its average sale price exceeds that of the UK’s top 30 estate agents by £12,907, a figure verified by data provider TwentyEA.
