Lance Arthur Edwards (born October 2, 1961) is an American entrepreneur, author, and philanthropist.

Biography[edit]

Early life and education[edit]

Edwards was born on October 2, 1961, in Lakeland, Florida to Arthur Tillis Edwards III and Judith Porter Hopkins. His four-time maternal great grandfather, James Alderman[1], was a Florida pioneer and the first settler South of the Alafia River in 1848.[2]

Edwards' paternal grandfather, A. Tillis Edwards Jr., was a prominent figure in the Florida citrus industry beginning in the 1930s.[3] He was appointed by Governor Claude Kirk to the Florida Citrus Commission in 1967, where he served until 1971.[4] In 1969, he was a member of the Florida Citrus Commission's Disney World Committee, where he helped secure the Disney promotional agreement[5] leading to the creation of Orange Bird.[6]  In 2022, he was inducted into the Florida Citrus Hall of Fame.[7][8]

Edwards earned the Eagle Scout achievement in 1976. Edwards graduated from the University of Houston with a BS in Chemical Engineering in 1984 and from the University of Notre Dame in 1985 with an MS in Chemical Engineering.[9]

Career[edit]

From 1985 to 1995, Edwards was a Director at Setpoint, Inc.[10] While there, he published three articles:

  • "Process Optimization Solutions with Rigorous Equation Based Models for Refinery and Petrochemical Processes or Evolving Business Rules and Technology Converge at Process Optimization Solutions"[11]
  • "Computerization:  Problems and Solutions."[12]
  • "Fluid Coker Benefits from Advanced Control."[13]

From 1995 to 2005, Edwards was a director at Aspen Technology. While there, he published:

  • "Refinery Process Optimization:  Maturing Technology Creates New Business Opportunities"[14]
  • "On-line Process Optimization: Past, Present and Future"[15]

In 2004, Edwards founded First Cornerstone Group,[16][17][18] which was featured in the Inc. 5000 in 2016, 2017, and 2018  and was in the Houston Business Journal Fast 100 in 2015,[19] 2016,[20] 2017,[21] and 2018.[22] In 2007, First Cornerstone began offering real estate investment training seminars, with an emphasis on small apartments.

Books[edit]

Edwards has written two books about real estate investing. Published in 2015, Edwards' first book was How to Make Big Money in Small Apartments. In 2016, he was a contributor to The Ultimate Real Estate Survival Guide.

In As It Should Be: Tales of Old Florida, released in 2019, Edwards relates vignettes about his youth in Central Florida in the 1960s-1980s based on his family's Florida heritage.

Podcasts[edit]

Edwards hosts two podcasts: Green Light REI[23] and Financial Independence: A Better Perspective.[24]

Operation True Potential[edit]

In March 2021, Edwards announced the creation of Operation True Potential, a program to renovate and revitalize affordable housing complexes, at the Fairmont Village Apartments in Fairmont, West Virginia.[25][26] The second Operation True Potential project at the Ridgewood Village complex was completed in Moore, Oklahoma.[27]

Philanthropy[edit]

Edwards donated 200% of the proceeds from the launch of his book, "As It Should Be: Tales of Old Florida" to the Intrepid Fallen Heroes Fund.[28]
